Putney Bridge Road SW15

The property at 217 Putney Bridge Road is end of terrace Victorian building typical of the period. The four storey house is build in yellow London Brick with painted stucco finish detailing around winows and doors. The original house has been subdivided into three self-contained flats at some point in its past.  Ground floor flat with anccilary in the basement was the subject of this application.

The proposal was to construct a basement courtyard extension to create a three bedrooms with associated bathrooms. To ensure sufficient light into the new bedrooms, two new front and rear light wells with enlargement of existing atrium/light well have been proposed. Rear and side extension at ground level is to provide additional living space to existing unit. No change of use or additional residential unit are being proposed.

The design intent was to create an extension that respects the original architecture whilst providing light and air into the new basement extension, with no loss of light or outlook to the adjacent property.

The proposed side and rear extension would mirror identical extensions at No 219 Putney Bridge Road in design and material quality. Extension is to be constructed from face brickwork and is to have a felted flat roof, all to match existing finishes. The new side/rear extension is designed to keep the original boundary brick wall facing the Bective Place. The new light wells  will not be visible from the street. The new basement will be accessed via the exiting basement hallway.  The new windows and a patio door within the light well will be timber framed and painted white to closely match existing. 

As the house is located within an established neighbourhood, the proposal was designed to minimise impact and not to have an appreciable effect on the appearance of the street. Great care was taken to preserve the character of this period property, and esure taht all new features complement and enhance the appearance.
