The property at Withycombe Road contains a two-storey brick-built cottage with two first floor bedrooms and a dual pitched roof.
The proposed works include demolition of the existing dwelling and a completely new construction of a semi detached house with two 3-bedroom units, in a three-storey building (including basement level). Each unit is to incorporate an entrance hall, three bedrooms, a bathroom, a WC, utility/storage room, and a large living/dining/kitchen area. Unit 2 has additional multi-purpose space, WC and storage space on the lower ground floor. The night zones of both units are located on the ground floor. The living areas of Unit 1 are located on the lower ground floor and exit into a large garden/patio area, while the living spaces of Unit 2 are located on the first floor and have a large strip window which provides great view of the surroundings. Unit 2 also has a smaller rear garden/patio area on the ground floor.
The site pressures of the property highly influenced the basic geometry and massing of the house, and this can especially be seen in the triangular shape of the first floor, which is designed in such a way not to compromise the views form the first floor rooms of No. 4 Victoria Drive. Likewise, most of the windows are located away from the neighbouring properties, as much as the design could permit.
STS was involved from the start of the project successfully producing the initial design, and securing a planning application in November 2016. We have been appointed to prepare full building regulations package and structural design.
